How it works

Conceptual design (Phase.1)
During our initial meeting we can get to know you and your project as much as possible. We will ask you the deep questions it takes to get the bottom of your design needs, and we’ll make sure this design is something you’ll want to keep around forever. We don’t do fast interior design fashion; the purpose of working with us is to design your home to last the test of time.
Deliverables:
+Overall living flow if covering multiple spaces or an entire home.
+CAD drawings of all furniture layouts and detailed list of items to source, materials to select, and construction to schedule.
+Detailed budget worksheet for selections in Phase.2 This will help you determine how much you want to spend per item, and per room.
+Verified scope of your plan with flat design fees determined for Phase.2
Pricing:
$800 onboarding flat fee + conceptual design base fee which is determined by the square footage in the scope of work.
0 to 1000 square feet = $3000, 1000 to 3000 square feet = $5000, 3000 to 5000 square feet = $8000, 5000 + square feet = needs special quote.

Detailed design (phase.2)
This phase takes your project from conceptual to detailed with a fully drawn out and selected plan.
Deliverables:
+Selections of every single item needed to complete your project: from materials, to light fixtures, furniture to rugs and artwork, and down to the grout for your new tiles.
+Finished drawings, detailed floor plans, construction documents, elevations, electrical plans, every drawing needed to get it done.
+Multiple client meetings so you have plenty of opportunities to make adjustments. We never push any selections that our clients don’t love.
Pricing:
Phase.2 is priced per room of the scope. This amount is determined during Phase.1 while we’re learning about our client’s wants and needs. Here are some examples of ballpark pricing for different rooms. The lower end of the figure means there are less details and decisions, and the higher end means that there are many more special things to consider in that space.
Ballpark examples of Phase 2 fees:
Kitchen $4000-8000, Primary Bedroom $2000-5000, Dining $2000-5000, Powder Room $1000-3000

Purchasing, execution, and project wrap (phase.3)
The project now moves from the design team to the purchasing and management team. During this phase everything that was selected by the designer in Phase 2 is purchased, tracked, received, inspected, and then stored until the scheduled installation.
The pricing of Phase 3 is determined in phase 2. Markups on purchases allow us to do the work required to safely handle the entire process and make sure your furniture is delivered in perfect condition. The markup on items is 25%, and all items are required to be purchased through our team. It is this way that we can provide a guarantee for our client’s satisfaction and be able to deal with any issues that may happen in the real world of physical items.
If construction is part of your project (like it is for most of our projects) we work as a project manager to make sure everything is running smoothly, and the contractor and client are on the same page for the course of the project. Our clients can use which ever contractor they prefer, but we also come with a few favorites we trust and love working with. Our project management fee is estimated alongside the contractor’s estimate.
